Booking a room with Wellow involves 4 steps:

Wellow pre-reserves rooms for a limited time (typically 48 hours) to give tenants sufficient time to complete the necessary reservation steps.

  1. Filling out the reservation questionnaire

  2. Signing the lease and guarantee agreement, and paying the reservation fees

  3. Reservation confirmation and connecting to the Wellow app

  4. Key collection and self-guided move-in inspection

This article will guide you through Step 2: signing the lease and guarantee agreement, and paying the reservation fees.


1. Signing the Lease

The lease agreement is a legal document that defines the terms of your stay with Wellow.

How does it work?

  • You will receive an email from our signing provider, Signrequest, containing a link to access your lease once the questionnaire is completed.

  • If you do not receive the email, check your spam folder.

  • Carefully read the terms, including:

    • The lease duration,

    • The rental amount,

    • The obligations of both parties.

  • Important: Make sure all your information is correct to avoid any delays.

⚠️ If you don’t receive the email:

  • Check your spam folder.

  • Ensure the email address provided in the questionnaire is correct.


2. Signing the Lease Agreement

  1. Access the signing interface via the link in the email.

  2. Scroll to the bottom of the document.

  3. Add the mention "Read and Approved" in the designated area.

  4. Click on “Signature” and choose an electronic signature.

  5. Click “Save” to record your signature.

  6. Finally, click “Finish” at the top of the page.

Your lease agreement is now signed ✅.
You can download a copy immediately or find it in your Wellow account after your move-in.


3. Signing the Guarantee Agreement

⚠️ This step only applies to tenants using a physical guarantor.

Conditions for a valid physical guarantor:

To be valid, the guarantor must meet one of the following criteria:

  • Reside in France, or

  • Have a minimum income of:

  • €2,000 net per month after taxes, or

  • An annual income of at least €20,000 declared in France.

  • Alternatively, tenants can use private guarantor services such as SmartGarant or GarantMe, which may provide a streamlined approval process.

Steps for signing the guarantee agreement:

1. Receiving the Guarantee Agreement

  • The guarantee agreement is sent to your guarantor’s email via an automated email from Signrequest.

  • Your guarantor must click on “Review document” to access the signing interface.

⚠️ If the email isn’t received:

  • Ask your guarantor to check their spam folder.

  • Ensure the email address provided in the questionnaire is correct.

2. Signing the Guarantee Agreement

  1. Scroll to the bottom of the document and click on “Signature”.

  2. Select an electronic signature and click “Save”.

  3. Click “Finish” at the top of the page to finalize the signature.

The guarantee agreement is now signed ✅.
Your guarantor can download a copy immediately, or you will find it in your Wellow account after your move-in.


4. Paying the Reservation Fees

To secure your reservation, two separate payments are required:

1. Security Deposit:

  • €950 in Paris

  • €800 in other cities

  • This deposit is fully refundable within one month after your departure, provided the move-out inspection is satisfactory.

2. Entry Fee + First Month’s Rent (prorated):

  • Entry Fee: €500 in Paris or €250 in other cities.

  • First Month’s Rent: Calculated based on the start date of your lease.

  • The first month’s rent is prorated according to your move-in date, ensuring fairness in payment.


How to Pay Your Invoices:

  • You will receive an email with two payment links:

    • One for the security deposit,

    • One for the entry fee + first month’s rent.

  • Accepted payment methods:

    • Credit card (VISA, Mastercard, American Express, UnionPay).


⚠️ Important Information Regarding Payments:

  • Payments must be made exclusively by credit card; bank transfers are not accepted.

  • If you encounter any issues:

    • Card limit reached,

    • Payment declined,

    • Using a foreign credit card,
